What We Offer

Basement finishing

An unfinished basement is the easiest place to add living space, because the foundation, the floor, and the roof over it are already there. We frame, insulate, wire, and finish the space into the rooms you want, with lighting, flooring, and trim to the same standard as the rest of the house.

Basement remodeling

Older finished basements often have paneling, drop ceilings, tired carpet, and walls that were never insulated properly. We take them back to the foundation where needed and rebuild the space with better insulation, lighting, and finishes.

Cape Cod Know-How

What a Cape Cod basement needs first

  • Dry before finished

Finishes on a damp foundation do not last. Before we frame, we look for signs of water, check the grading and gutters outside, and make sure any moisture problem is solved first.

  • Insulation and vapor control

Foundation walls get insulation and vapor control built for below-grade walls, so the new room stays warm and the framing stays dry.

  • Ceiling height and layout

The building code sets a minimum ceiling height for finished living space. We measure under beams, ducts, and pipes before we draw the layout, and plan soffits where they need to go.

  • Bedrooms, egress, and septic

A basement bedroom needs an emergency escape opening, usually an egress window. And because Massachusetts Title 5 sizes septic systems by bedroom count, adding a bedroom on a septic system means a Board of Health review first.

  • Flood zones

If the house is in a FEMA flood zone, there are limits on finishing space below the base flood elevation. We check the flood map before you invest in a design.

How It Works

Our Process

  1. Walkthrough & Moisture Check

We walk the basement with you, look for water and code issues, and talk through how you want to use the space.

  2. Layout, Estimate & Permits

You get a layout and a written estimate. We file for the building permit and, if you are adding a bedroom, check septic or sewer capacity with the Board of Health.

  3. Framing & Rough-In

Framing, insulation, and rough electrical, plumbing, and HVAC go in, with licensed electricians and plumbers pulling their own permits.

  4. Finishes & Inspection

Drywall, flooring, trim, doors, lighting, and paint. After the final inspection we walk the finished space with you.

Questions

Basement Finishing FAQ

Do I need a permit to finish a basement in Massachusetts?

Yes. Finishing a basement needs a building permit, and the electrical and plumbing work needs its own permits, pulled by licensed electricians and plumbers. We coordinate all of it.

Can I add a bedroom in my basement?

Often, yes, if three things work out: an egress window or door the code accepts, enough ceiling height, and septic capacity. On a septic system, Title 5 ties the design flow to the number of bedrooms, so the Board of Health has to sign off before an extra bedroom is added.

What if my basement gets water?

Then that comes first. Depending on the cause, the fix can be as simple as grading and gutters or as involved as a drainage system. We only finish a basement once it is dry.

How much does basement finishing cost?

It depends on the size, whether you add a bathroom or a bar, the ceiling and flooring, and what the space needs before finishing. We give you a free written estimate after a walkthrough.

Which towns do you finish basements in?

All 15 towns of Barnstable County: Barnstable, Bourne, Brewster, Chatham, Dennis, Eastham, Falmouth, Harwich, Mashpee, Orleans, Provincetown, Sandwich, Truro, Wellfleet, and Yarmouth.
